Our process
Six steps, run the same way every time.
Construction goes wrong in predictable places. Our process exists to get ahead of each of them — before the first truck shows up.
01
Consultation
We walk the property, listen to what you are trying to build, and talk openly about budget range, scope and timing. If we are not the right builder for the project, we will tell you at this stage.
02
Pre-construction and planning
We review the drawings for constructability, build a line-item budget, identify long-lead materials, and produce a schedule with real milestone dates. This is where projects are won or lost.
03
Permits and approvals
We assemble the submittal package, coordinate with your architect and engineers, and manage plan check corrections, HOA design review, and utility approvals through to permit issuance.
04
Construction
Site work, foundation, framing, systems and envelope. You get a single point of contact, weekly progress updates, and a budget you can see — including where every allowance and change order stands.
05
Finishes and quality control
Millwork, tile, fixtures, paint and hardware, with mock-ups and sample approvals before installation. We inspect our own work against the drawings before anyone asks us to.
06
Walkthrough and handover
We walk the home with you, complete the punch list, hand over warranties, manuals and closeout documents, and stay reachable after you move in.
Throughout
Three things that never change.

- You always know the number
- A line-item budget in pre-construction, not a single lump sum. Allowances are called out explicitly and every change order is priced and approved in writing before work starts.
- You always know the date
- A milestone schedule built after we have read your drawings. When something moves — and on a construction site something eventually moves — you hear it from us first.
- You always know who to call
- One point of contact for the whole project. Not a call centre, not a rotating list of coordinators.

Start here
Let’s talk about what you want to build.
Send us the basics — lot, scope, rough budget, timing. We will tell you honestly whether we are the right builder for it.
